- Conduct site investigation and inspections to assess if a property or land is suitable to develop in line with the business need.
- Utilise templates and rating systems of property items to generate a risk profile of the site, land or property that has being investigated.
- Identify the availability of external and internal services to determine the feasibility of the land, site or structure development.
- Analyse prospective property acquisitions.
- Chair and attend all acquisition meetings.
- Study leases, purchase agreements, SG Diagrams, servitudes and Title Deeds for restrictions on the project/s.
- Establish the criteria for the development of the school design at the hand of the site investigation, due diligence and risks associated with the site.
- Develop the Site Development Plan with the assistance of a professional team.
- Coordinate the external services, service reports and external engineering services with the requirements of the Site Development Plan.
- Manage all investigations and surveys such as land surveys, Geotechnical investigations, flood line delineations, traffic impact assessments and Environmental Authorisation processes.
- Provide technical and design data for the planning, design and implementation of the total school development.
- Chair all design and planning meetings and coordinates all 6 architectural work stages.
- Manage and coordinate the consent use, rezoning and township establishment processes.
- Analyse specific areas and identifies possible school sites for development with the Land Use Rights.
- Identify and coordinate the data to finalise the risk assessment of the proposed building/site.
- Manage infrastructure planning and development for the school site.
- Develop, plan and execute the developments in line with the business and feasibility models.
- Prepare and sign all contracts with the professional team members and the construction teams.
- Adjudicate prices/tenders and manage appointments.
- Manage contractors, professionals and sub-contractors in line with the signed agreements.
- Manage the daily contractual activities on sites with a specific focus on establishing quality assurance programmes for monitoring by a Clerck of Works.
- Ensure that business objectives and goals are met and that projects are delivered on time within cost targets and the appropriate quality standards.
- Work with clients to define project goals, Scope of Work (SOW) and to establish the overall success criteria for projects, including time, cost, technical and performance parameters.
- Ensure that quality, safety, health and environment issues are properly managed and addressed according to legislation.
- Establish effective governance, procedures and project standards according to quality guidelines, processes and systems.
- Develop project plans and timeframes for all projects.
- Compile reports to clients on progress, cash flow and project information.
- Advise on project resourcing requirements and the procurement of resources.
- Coordinate, control and direct the activities of all staff and project team members to ensure the project’s success criteria are met.
- Monitor and apply performance management techniques (gates, phases, milestones).
- Respond promptly and efficiently to the clients’ needs, changes and requests within the context of the project in a cordial and professional manner.
- Manage the change control process, including the implementation of change control procedures.
- Monitor and advise upon project finances, progress and payments.
- Manage the flow of project information between the team and the client, through regular meetings and written communications.
- Prepare formal project information and status updates to all stakeholders.
- Take a leading role in interfacing with clients and other team members, at all project stages.
- Develop and plans the property development projects in line with the company’s budget and feasibility model through the utilisation of technical knowledge of the built environment.
- Assess the site and establishes the site’s associated risk, which is incorporated in the coordination of the Quantity Surveyor’s cost estimates.
- Use the property development estimates in the CFO’s financial feasibility for the development.
- Prepares CAPEX motivations in line with the architectural layout, engineering services, external municipal services and town planning costs and processes for the approval of the Board of Directors.
- Develop Masterplans that help inform long term site development.
- Bachelor’s degree with post graduate qualification in the Building Sciences (e.g. Architecture/Engineering/Quantity Surveying)
- Drivers Licence
- Advantageous that the applicant is a professionally registered member with an industry council (e.g. Project Managers, Quantity Surveyor, Engineer or Project Management).
- 10 Years experience in construction and property development (Conception to Close Out).
- 2 to 3 years prior experience in design and or project management will be an added advantage.
